LOCATION
Heron Creek is located in close proximity to all the reasons why we live in Montana. Hiking, biking, hunting, fishing, serenity, and views are all at hand. Within walking distance, there are thousands of acres of public lands and the Missouri River. A short drive provides access to Helena’s excellent series of lakes. And the rural aspect of the surrounding area and hills gives a peaceful, relaxed place to call home.
DESIGN
Heron Creek’s plan was based on a completely unexpected pattern. From the air, one can see that the lots and roads form our own “Nazca” lines in the shape of a turtle. Typically, developments in the Helena Valley are square or rectangle boxes of 1-5 acres on dirt roads with little to no amenities. Heron Creek is entirely the opposite. The shape is just the beginning of the differences.
VARIETY
Heron Creek offers three distinct lot types, the Village, the Loop, and the Estates, but also many different sizes and varieties among these lots. Some house sites favor a spectacular southern view, while others offer more seclusion, or views of the water. Other lots are ideally situated to capture the magnificent mountain views, or a peek at the Mighty Mo. And yet, there are still others that offer proximity to our park, ponds, and trail system. Heron Creek offers so many different options that the toughest part is maybe having to choose.
DENSITY
Heron Creek embraces some of the concepts of “Smart Growth” development, particularly regarding the layout and distribution of density of lots. To start with there are four areas of Heron Creek; The Village, The Loop, The Estates, and the Parkland. THE VILLAGE is located at the center and is the densest area. The Village provides more of a sense of community and is a bit more reminiscent of a traditional neighborhood. There is a gently meandering road, and some of the park amenities (two ponds, a trail, and two waterfalls) lie at the center of the Village. THE LOOP is comprised of larger lots, each close to an acre in size, and offers the opportunity for larger houses, bigger garages, outbuildings, and large yards. The Loop is the perfect place to build your dream home with very few limitations at a comfortable price point. THE ESTATES are our largest lots, ranging from one to over two acres. These are for those who want a bit more: more space, more privacy, more flexibility. The Estates are spacious, and each is adjacent to our Parklands. With carefully placed home sites, views are maximized, and a sense of the Big Sky is felt. The Estates are for that dream home of yours (with that big shop, too)! THE PARKLAND is the area surrounding the Estates. This is a vast area of land (35 acres – 26% of Heron Creek), and while providing a buffer zone between the adjacent properties, it is also the heart of many of the amenities that Heron Creek has to offer. Within the Park area lies our biggest pond, over two acres, complete with a fishing jetty and an abundance of trees. There is a mile long wellness trail that is wide, level, and accessible to all, winding through the entire Park area. Playgrounds, quiet seating areas, picnic places, and wildlife viewing locations are all experienced in the Park.
DEPENDABLE
“Protecting your investment” is at the forefront of any homebuyer’s thoughts. If you are going to invest in a community, you want to make sure that investment is protected. At Heron Creek, there are a good set of covenants with built-in design oversight to help you not only build the home of your dreams but also to protect your investment.
RESPONSIBLE
Heron Creek was crafted after the idea that, given proper economies of scale, we could do a better job. There is a limited amount of land resources, and we have a huge responsibility to do the best job possible in developing the lands we do have into sustainable communities that are more focused on the long haul than crude, short-term gains. Heron Creek capitalizes on the assets that exist on site by creating the opportunity to utilize the road products, landscaping materials, and gravels for construction that are harvested and produced on site. This offers a cost saving to our owners, but also saves tens of thousands of gallons of fossil fuels. This also compounds to reduce wear and tear on Montana’s infrastructure by removing the need to haul materials great distances. Using less: less energy, less resource, less pollution; all of this gets us oh-so-much MORE.
WILDLIFE
Creating space for the people and the animals – space for all – was also a significant concern in the designing of Heron Creek. Again going against the grain of convention, we decided that while indeed creating areas for the Heron Creek community to enjoy, exercise, and play in, the Parkland also provides the deer, the fox, and the eagle a place to be. We live in Montana, and the animals are a big part of that experience.
WATER
Heron Creek was explicitly chosen for its relationship with water; the water that lies beneath it and the water that flows through it. Heron Creek sits atop two vast aquifers; the first carries roughly two million gallons daily and the second around ten million. This is a tremendous amount of water and is the basis for our functional landscape features in our ponds and streams. These systems have been carefully designed so that the water percolates through the earth and back into the aquifer for recharge, provide aesthetic beauty to the community, and help to support a micro-ecosystem for wildlife and humans alike. On top of those benefits, the pond and stream systems function as a way to mitigate the stormwater for the whole community, controlling sedimentation and providing for groundwater recharge. Here, many systems are working together to create a more inventive harmony.
TREATMENT
The wastewater treatment facility at Heron Creek is a state-of-the-art community system, with 24/7 computerized monitoring and constant onsite maintenance. This system was designed with our environment in mind. We didn’t want to do a good job merely, but to go beyond and do a great job. Most subdivisions install individual, inexpensive, non-monitored systems that tend to release high levels of nitrates and other contaminants that can have a negative impact on our environment. Through vigilant monitoring, testing, and uncompromised technology, we are doing our part at Heron Creek to do the right thing and protect our environment.
ROADS
Contrary to so many other developments, Heron Creek embraces its responsibility of adding and improving the road infrastructure, both leading up to the community and within it, by providing well-designed roads for safety and maintenance as well as hard asphalt surfaces for dust control. All of the internal roads are paved and chip sealed. We also plan to pave Eames Road leading to Heron Creek as the development in the spring of 2019. No longer are we passing the responsibilities of today on to the shoulders of future generations.
SAFETY
Rest assured that the safety and well-being of all who enjoy Heron Creek have significantly been considered in the creation of this community. For starters, we have designed and installed a fire protection system in close collaboration with the Tri-County Fire Department, to maximize best the ability of the department to fight fires and keep your property, your life, and your loved ones safe. Our road system as well has been designed for safety and usability: wider roads, ample un-obstructive parking, and grades that are easy to plow and maintain.
SCHOOLS
Heron Creek is located in some of our best school districts, including East Gate Elementary, the new East Helena High School, as well as Helena Middle School, and Helena High. Conveniently, we have provided for a bus stop, located at the entrance to Heron Creek, which your children can walk to without worry.
